What is an EPC?

A-G energy rating certificate for a building, showing its energy efficiency.

All EPCs are current for ten years and can be reused as required within that timeframe.

​Where an EPC is required and no valid certificate exists, commission one before marketing the property for sale or rent. Arrange the assessment early and check any applicable exemption.

Prior to advertising a building for sale or rent a person acting on behalf of the seller or landlord must be happy that an EPC has been commissioned for that building.

EPCs must be created by an accredited energy assessor. Assessors should all be insured.

It is a legally required that an EPC is given free of charge to the person who becomes the buyer /tenant of the property in question.
