What is an EPC?
-
Did you know that an EPC is current for 10 years? Furthermore, it can be reused as many times as required within that timeframe.
-
Where an EPC is required and no valid certificate exists, commission one before marketing the property for sale or rent. Arrange the assessment early and check any applicable exemption.
-
So, if you are advertising a building for sale or rent any person acting on behalf of the seller or landlord must ensure that an EPC has been commissioned for that building.
-
EPCs must be created by an accredited energy assessor who has the relevant insurance to carry out the assessments.
-
Regulations require EPC's to be given free of charge to the person who becomes the buyer /tenant of the property in question.
-
What does an EPC do? An EPC shows the energy efficiency rating of properties. This is the A–G rating for a building.
-
EPCs should also include a recommendation report, this is to show the client how they can improve the energy efficiency of the property.
-
Check the government EPC register for the latest certificate on your Leicester property before arranging a new survey. Review the rating, recommendations and expiry date. Any funding depends on current scheme criteria; an EPC alone does not guarantee eligibility.

Planning your Leicester EPC survey
Preparing a Leicester shop, office or industrial unit for an EPC? Plan access to the whole assessment area, including offices, stores, mezzanines and plant rooms. Let us know about separate tenancies or areas outside your control before the visit.
Have floor plans and available records for insulation, glazing, lighting, boilers and air conditioning ready. For industrial premises, identify how the warehouse and offices are heated. Model numbers, installation records and photographs can help us assess the evidence available.
NRG also assesses Leicester houses and flats. Send the address, building use, approximate area and deadline for a quotation. If you are considering upgrades to business premises, ask about commercial EPC improvement modelling before commissioning works.
