What is an EPC?
-
Energy Performance Certificates (EPCs) are valid for a period of 10 years and can be reused multiple times within this timeframe. This means that once an EPC is issued, it can be referred to for any future transactions or advertisements involving the property.
Where an EPC is required and no valid certificate exists, the seller or landlord must commission one before marketing. Arrange the assessment early so buyers or tenants can review the rating and recommendations. Exemptions and the rules on obtaining and providing a certificate depend on the building and transaction.

-
It is the responsibility of the person acting on behalf of the seller or landlord to ensure that an EPC has been commissioned for the property before it is listed for sale or rent. This step must be completed prior to the first point of advertisement to remain compliant with the law.

-
EPCs must be produced by an accredited energy assessor who is fully insured. The assessor will carry out an evaluation of the property and provide a comprehensive report detailing the building's energy efficiency.

-
The EPC must also be provided free of charge to the person who ultimately becomes the buyer or tenant of the property. This transparency is crucial in helping individuals make informed decisions about the energy efficiency of the home or commercial space they are considering.

-
The EPC includes an energy efficiency rating, ranging from A to G, with A being the most energy-efficient and G the least. In addition to the rating, the certificate also includes a recommendation report. This report offers practical suggestions for improving the property's energy performance, potentially lowering utility bills and reducing the environmental impact of the building.
Before commissioning another assessment, check the government EPC register for an existing certificate. Review the latest rating, expiry date and recommendations, and contact NRG if you need help planning improvements. Funding eligibility depends on the current scheme and your property; an EPC does not guarantee financial support.
All your EPC needs.
NRG Assessments provides domestic EPCs for houses and flats in Lichfield, alongside commercial assessments for shops, offices and other business premises. Tell us whether your enquiry concerns a home, a business unit or mixed premises so we can confirm the correct assessment.

Before booking, check the government EPC register for the correct address and unit. If a new survey is needed, send the property address, approximate floor area, heating details and access arrangements. Floor plans and evidence of insulation or recent improvements can support the assessment.
