What is an EPC?

An EPC gives an overview of the efficiency of a building.

EPC's works on a scale of A- G. A being the most energy efficient, meaning less carbon dioxide emissions.

Every EPC will be valid for ten years and can be reused as required during that timeframe.

Currently, regulation stipulates that an EPC must be commissioned before the first point of advertisement, if a building does not have an EPC it should not be put on the market.

A person acting on behalf of a seller or landlord must be happy that an EPC has been commissioned for that building before it is advertised.

EPCs can only be generated by an accredited, insured, energy assessor.

Regulations state that an EPC should be provided free of charge to the person who becomes the buyer /tenant of the property in question.

Recommendation reports, are produced to show the client how they can improve the energy efficiency of the property.

EPC's also include information showing which of the recommendations would qualify the property for finance with The Governments Green Deal scheme.
