What is an EPC?

  • An Energy Performance Certificate assesses a building and gives it an A to G rating.

  • Domestic EPCs focus on modelled energy costs; non-domestic EPC ratings use modelled carbon emissions.

  • EPCs are normally valid for up to ten years. Check the latest certificate for the correct building or unit.

  • How do I find an EPC? Search the government EPC register by postcode, address or certificate number.

  • Can I download an EPC certificate? The official Find an energy certificate service lets you check existing records before ordering a new assessment.

  • Accredited energy assessors carry out surveys and lodge completed certificates on the register.

  • An EPC is generally needed when a property is sold or let, subject to the applicable exemptions and rules.

  • The recommendation report identifies potential improvements. Actual savings depend on the building, its use and energy tariffs.
